What is a gas CP12?
A Gas CP12 certificate or Landlords Gas Safety certificate proves that a landlord has met their legal obligation to ensure safety checks have been carried out on all gas equipment in a let property. Our qualified Gas Safe engineers check gas safety on an annual basis. Failure to maintain a gas safe home can lead to a fine or even a prison sentence.
Why do I need a gas CP12?
More than just a legal requirement, a Gas CP12 certificate shows that you prioritise safety. Assessments should be carried out every year on the safety of any boilers, ovens, pipework, flues, chimneys and other fixtures and fittings that burn or exhaust gas.
If you’re a landlord, and have new tenants moving into a property, a Gas CP12 assessment should be booked before the premises is let and the certificate needs to be sent to the new tenant within 28 days of occupation.
What is a CP12 & Boiler Service?
The risk of a leak or an ageing boiler is high so ensuring safety is not only key, but a legal requirement when letting properties.
A Gas CP12 or Landlords Gas Safety certificate is issued by a qualified, Vibrant Gas Safe Engineer. This proves legal obligations have been met to ensure safety checks have been carried out on all gas equipment, including a gas boiler.

Gas boilers should be annually serviced and repaired if necessary. Failure to do so could result in the wavering of warranties and, worse yet, undetected carbon monoxide poisoning. We offer bundled Gas CP12 & Boiler Service assessments with a qualified Gas Safe Engineer.
