Every new home built in England & Wales will require two types of assessment, Design Stage SAP and On Construction SAP.
Design Stage Sap is required by building control prior to construction to ensure the property complies with current building regulations. The report calculates the predicted CO2 emissions against a notional building to ensure the property falls within CLG guidelines. This report also produces a Predicted Energy Assessment.
Predicted Energy Assessments are for homes that are not yet physically complete before or at the first point of marketing.
Typically you will require a Predicted Energy Assessment when you sell a property off plan.
